Preparing for a Roof Inspection

What to expect and how to prepare when a professional comes to evaluate your roofing system.

Clear the Perimeter

Before the contractor arrives, clear any items around the perimeter of your home. Move patio furniture, vehicles, or potted plants away from the drip line so the inspector has clear access to place their ladder and walk around the property.

Gather Information

If you know the age of your roof, the materials used, or have records of past repairs, have that information ready. Write down any specific issues you've noticed, such as a water stain in the hallway or a drafty attic, so you don't forget to mention them.

What the Inspector Will Do

A thorough inspection involves checking the roof exterior for shingle condition, flashing integrity around chimneys and vents, and gutter health. They will often also ask to check the attic to look for adequate ventilation, signs of daylight, and water stains on the underside of the roof deck.

Reviewing the Findings

After the inspection, a dependable contractor will walk you through what they found. Expect to see photos of the damage and receive a clear, straightforward explanation of the recommended next steps, whether that is a minor repair or planning for a replacement.
